VSP. Property Management & Rentals, Lda

Legal Information
VSP is a portuguese registred brand  with licence certificate number 4000-7323-5485 which can be verified on the “portal da empresa” website (www.portaldaempresa.pt). VSP,Lda is governed by Portuguese laws, and it is subject to the jurisdiction of the portuguese courts.
VSP, Property Management & Rental Unipessoal Limited works as an intermediary services provider between the property owner and the customer that rents the property. Therefore, the invoices related to each rental will be issued in accordance with its legislation.


Contract
Before confirming your reservation, VSP, Lda will send you a booking form asking for information and stating the terms and conditions (which you can also read here). That same document, after completed and signed by you, forms the reservation contract between you and VSP, Lda


How to Book
you can make your reservation by emailing VSP, lda (info@vspproperties.net)  or by contacting us by phone (+351 91 480 57 79 / +351 289 094 544).
A non-refundable deposit up to 50% is payable at the time of booking. This percentage may vary from property to property.
Please note that VSP, Lda cannot guarantee holding a booking for longer than three days. The payment of the deposit should be completed during those 3 days.
On receipt of your appropriate payment, VSP, Lda will issue a confirmation email and will send the written directions / address / coordinates to the property, as well as access details, usefull and important information. This documentation will be sent to your email address.
The balance of your holiday cost is due before your check in.
If booking within 1 week of departure, full payment is required at time of booking.

Prices
The accommodation prices on VSP , Lda website are per night (self catering basis).
The prices include: linen, towels, cleaning service prior to your arrival and after your check out, utility bills such as gas, water and electricity.
Please note that in some cases local supplements can be applied for air conditioning, sauna / jacuzzi, heated swimming pool, games room use or other extra facilities of the accommodation. That supplement will be previously informed.

Damage Deposit
Some VSP. lda properties require a damage deposit between €200 to €1000
This deposit is used to protect the property owner and local suppliers against any damage occurred, unpaid local charges, additional housekeeping, additional laundry services and any other unpaid costs.
This amount can be requested on arival, with your final balance, if applicable. It will then be refunded to you within 5 working days of your check out date, unless required to cover any non reported damage, losses, unpaid bills, etc.
Should the damage deposit amount paid prove insufficient to fully cover all costs that have occurred, VSP. Lda reserves the right to bill you for the remaining outstanding payments.
In the event of substantial damage/abuse to a property during your stay, you will have to vacate the property and find alternative accommodation at your own cost.

 
Maid Service
Bookings of 7 nights have check in and check out cleaning services + daily cleans (2/3 according previous arrangements) In some properties, additional maid service and towels change may be included in the price as well.
Bookings of 14 nights have check in and check out cleaning services + daily cleans ( 2/3 per week according to previous arrangements with 1 mid stay maid service with towels and linen change after 7 nights.
You can request additional maid service locally - please contact usfor rates.


Baby Equipment
Please inform us in advance if you require a travel cot (for infants up to 2 years old) or highchair. A supplement of €25 / hight chair + €30/ travel cot is applicable per item, per week.
Please note that some travel cots don´t include bed linen - please check with  VSP , Lda in advance.

Disabilities / Medical Problems
We are happy to welcome travellers with disabilities in many of our properties. The suitability of any holiday will depend on the nature of a disability. In order to ensure the comfort, safety and enjoyment of your holiday, if you or any member of your party has any medical problem or disability which may affect your holiday, please tell us before you confirm your booking so that we can advise as to the suitability of the chosen property. If we reasonably feel unable to properly accommodate the particular needs of the person concerned, we reserve the right to decline their reservation or, if full details are not given at the time of booking, cancel when we become aware of these details. We cannot be held liable if you fail to tell us about any special requirements that may affect your holiday.

Accommodation
The check in and check out times in private villas, apartments and properties in condominiums vary: check-in times are usually 4pm, check out times 10am on the day of departure. Early check ins and late check outs are subject to availability and cost.
One of the main attractions of holidaying abroad is to see something of a way of life that is different to what you are used to at home. You should not therefore expect things to be the same as in your home country - invariably this is not so. For example: Where it is stated that there is satellite TV in your accommodation, please do not expect to receive Sky Digital unless stated.
The locals tend to be more relaxed in their approach to life, and this usually means taking their time over things. Also, because of the rapid development of some resorts, the provision of roads, power supplies and water supplies etc. has sometimes not kept pace with the demands of tourism.
You may experience problems with plumbing or drainage or inconvenience like a broken door handle, or missing light bulb, we will do our best to rectify any situation that should arise; however, we will have no legal obligation to do so.
The maximum occupancy of each accommodation cannot be exceeded, and only the persons named on the passenger form may occupy the property.

Safety
Any services that make up your holiday are based on Portuguese requirements and standards. As a general rule, these requirements and standards will not be the same as other countries, and may sometimes be lower. You are responsible for the care and safety of the members of your group, therefore, we advise you to take all reasonable precautions whilst on holiday.
On your booking confirmation pack you will find information which contains specific health and safety advises. Please take time to familiarise yourself with this important information on arrival.
In particular, we ask you to familiarise yourself with the fire safety equipment within the property and location of exit doors. Please ensure that children are not left unsupervised at any time during their holiday. Parents are responsible for the actions of their children at all times. Extra careful should be given (but not limited) to balconies, roof terraces, staircases, glass windows, glass doors, wet floors and swimming pools. If you have any concerns about the safety of your accommodation, please contact yourVSP, Lda representative – Vera Pascoal -  immediately, so that we can do our best to resolve your requirement.

Behaviour
In the event that, in the opinion of ourselves, any accommodation owner or other person in authority, that you or any member of your party behaves in a way that causes distress, annoyance, injury to others, damage to the property, or does not respect or conform with local laws and customs, we reserve the right to terminate your holiday arrangements with VSP, Lda. If such event occurs, we will have no further liability or any type of responsibility for you. You will have to be responsible for any costs or expenses incurred as a result of your behaviour.
We reserve the right to refuse any bookings that we think will be a nuisance to the property owner.
VSP, Lda reserves the right to contact the local authorities to remove any person or persons behaving in an unacceptable manner.

Noise
Properties in some resorts can be expected to experience noise associated with their location (e.g. restaurants, bars, discotheques, passing vehicles, passing residents, neighbouring properties, etc). Naturally, the noise level might increase during high seasons.

Building and road works
VSP, Lda cannot be responsible for any building or road works, nor can control the extent or noise levels of such work. However, and if we consider the work will have an adverse effect on your holiday, wherever possible, we will advise you in advance of any such activity which might affect your holiday. If this is not possible, please accept our apologies.

If you change your booking
Should you wish to make any changes to your confirmed holiday, (e.g. transferring to a different property) you must notify us in writing as soon as possible. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests, or that there will be no extra costs.
If additional people are added to your booking, they are added on the understanding that they have accepted our terms and conditions.
Also, the additional people can only be accepted should the maximum occupancy of the property is not exceeded.
Please note that in some properties, extra people will be expected to pay a supplement.

Cancellation by you
Should you want to cancel a property, or any part of your holiday, once it has been confirmed, you must do so by email ( info@vspproperties.net or vera@vspproperties.net ). The amount paid up to the cancelation date is not refundable.

If we cancel your booking
Due to unforeseen circumstances, we may occasionally have to cancel your holiday arrangements which we reserve the right to do. In the unlikely event of this happening, VSP, Lda will refund all deposits paid (refund not available where you fail to comply with any requirement of these booking conditions).

Our liability to you
Please note that we will not be liable for any injury, illness, or death or consequent losses suffered by you or any member of your party, and in all claims of whatever nature we will not be liable where the alleged loss or damage results from any of the following:
a) The fault of the person(s) affected or any member(s) of their party or
b) The fault of a third party not connected with the provision of your Holiday which we could not have predicted or avoided or
c) An event or circumstances which we or the supplier of the service(s) in question could not have predicted or avoided even after taking all reasonable care or
d) The fault of anyone who was not carrying out work for us (generally or in particular) at the time.
If you, or any member of your party suffer death, injury or illness whilst overseas arising out of an activity which does not form part of your holiday arrangements or any excursions arranged through us, we shall at our discretion, offer advice, guidance and assistance but not have any monetary or other liability.

"Force Majeure"
Except where otherwise expressly stated in these booking conditions, we regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by or you otherwise suffer any damage or loss as a result of “force majeure”. In these Booking Conditions, “force majeure” means any event which we or the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Including, but not limited to, war or threat of war, riot, civil strife, hostilities, political unrest; government action; industrial dispute; natural or other disaster; nuclear incident; terrorist activity; weather conditions; closure of airports; fire; flood; drought; re-scheduling; or cancellation of flights or alteration of the airline; or aircraft type by an airline and technical problems outside our control.

Travel  Documents and Insurance
It is your responsibility to ensure that you comply with all necessary, visa, passport and other travel regulations. We do not accept any responsibility if you cannot travel because you have not complied with any passport, visa or immigration requirements.
We consider adequate travel insurance to be essential. Please read your policy details carefully. It is your responsibility to ensure that the insurance cover you purchase is adequate for your particular needs.

Privacy Statement
In order to process your booking, VSP, Lda will need to collect certain personal details from you. These will include, where applicable, the names and addresses of party members, payment details and special requirements such as those relating to any disability or medical condition which may affect the chosen property. All details you give us in connection with your booking will be kept confidential. We will only use names and contact details for occasional marketing purposes.

Complaints
We do our best to make your holiday a success. However, in the event that you should wish to complain, about any aspect of your property, you must notify your local representative who will do everything possible to put things right. The representative is there to help you and can usually deal with problems quickly and satisfactorily. You must communicate any problem to resort representative whilst in resort. If your complaint cannot be resolved on the spot and you wish to take up the matter after your holiday please email VSP, Lda ( info@vspproperties.net ) within 8 days of your return from your holiday. If you fail to follow the procedure as detailed above, we cannot accept responsibility as we have been deprived of the opportunity to investigate and rectify the problem. We will not be held liable for any claims first made outside this procedure/time period.

Disclaimer
Information on VSP, Lda website is posted in good faith and is updated regularly. However, we cannot guarantee the completeness and accuracy of the information on it. We recommend you contact us if you are in any doubt or have any queries before acting on any information on the website. In the event of a costing error being given either by our reservations/internet system or appearing on the confirmation document, the price costing as appears in the confirmation email will prevail. Please note that any content entered into upon a mistake, such as a wrong costing is not valid or binding.
